Richard Plummer

Chairman

28 years at Rockspring

Richard is the Chairman of Rockspring Property Investment Managers LLP and Fund Director of the PanEuropean Property Limited Partnership.

A Fellow of the Royal Institution of Chartered Surveyors, Richard began his career in 1973 with London-based international property consultants, Knight Frank. Having gained extensive investment evaluation experience, he was appointed by investment bankers Samuel Montagu & Company Ltd to assist in the management of three pooled international property funds.

Richard became an Executive Director of Montagu Investment Management Limited ('MIM') in 1983 and went on to found MIM Property Services Limited ('MIMPS'). MIM subsequently changed its name to INVESCO Plc, following its acquisition of and merger with one of the leading fund management companies in the United States, and assumed responsibility for all its UK and European property investment activities. MIMPS was acquired by Prudential Financial Inc in 1993 and renamed PRICOA Property Investment Management Limited ('PPIM'). Richard was appointed as the Chief Executive Officer of the parent company, PRICOA Property plc.

In 2004, Richard led the MBO of PPIM from Prudential Financial to form Rockspring, retaining all former PPIM clients, key investment professionals and Directors.

Robert Gilchrist

Chief Executive

25 years at Rockspring

Robert has been with Rockspring for over 25 years and has been active in the European property markets since 1983.

After graduating from Cambridge University, Robert qualified as a Chartered Surveyor and joined Rockspring in 1987. He has been the architect of much of the firm's significant growth, in particular the development and launch of new fund products. The first of these was the launch of TransEuropean 1 in 1991 and the subsequent management of this series of closed-ended funds.

In 1998, Robert was appointed Managing Director of Rockspring Property Investment Managers and he sits on the boards of many Rockspring funds.

In 2004, alongside Richard Plummer, he led the firm's successful MBO from Prudential Financial, and was appointed Chief Executive. He continues to be closely involved in new business and overseeing the fulfilment of Europe-wide investment strategies. He has played a leading role in growing Rockspring into one of the UK's leading Europe-wide property investment managers.

Edmund Craston

Managing Director

3 years at Rockspring

Edmund joined the company in 2009 as Partner and Managing Director, with responsibility for both the strategic focus and the day-to-day management of the business.

Prior to joining Rockspring, he had a 22 year career as an investment banker and corporate finance adviser. He started his investment banking career in 1987 working for SG Warburg, and was based in Tokyo from 1988 to 1990. In 1990 he returned to London and since then has been entirely focused on the real estate sector in Europe. SG Warburg eventually became UBS Investment Bank and Edmund was European Head of Real Estate Investment Banking there from 1999 to 2005. He became EMEA Head of Real Estate Investment Banking at Lehman Brothers from 2006 until the bank's collapse in 2008, after which he acted as a corporate finance consultant to a variety of real estate companies, funds and fund managers.

Edmund has been on the Management Board of EPRA twice and was an active member of the UK industry lobbying committees for the introduction of REITs. He graduated from Oxford University with an MA in Classics.

Ian Baker

Partner - Finance

25 years at Rockspring

As Rockspring's Finance Partner and Compliance Officer, Ian is responsible for all strategic issues relating to finance. This includes the planning and implementation of the corporate, financial, tax and debt structures for all client funds, asset acquisitions and disposals.

After starting out at the London office of international chartered accountants Peat Marwick, Ian joined INVESCO MIM in 1987 where he managed the financial control and tax planning of the PanEuropean Property Unit Trust. In 1990, he became a full time member of MIM Property Services Limited (MIMPS) with responsibility for all accounting, fund structuring, debt finance and tax planning.

After MIMPS was acquired by the Prudential in 1993 and became PRICOA Property Investment Management Limited (PPIM), Ian was responsible for the fund structuring, debt financing and tax planning of TransEuropean, TransEuropean II, TransEuropean III, EuroInvest and PanEuropean funds.

In 2002, he was instrumental in converting PanEuropean from an Exempt Property Unit Trust to a Limited Partnership and in 2004 was involved in the conversion of Northern Retail from a Limited Partnership to a JPUT. Ian has structured acquisitions in 14 Countries in Europe. In 2007, he oversaw the novation of the Rockspring business operations into a newly created Limited Liability Partnership.

Ian holds a BA in Accountancy from the University of Kent at Canterbury and has been a member of the Institute of Chartered Accountants in England and Wales since 1985.

Flavio Casero

Partner - Fund Management

8 years at Rockspring

Flavio joined Rockspring in 2004 to work closely with Richard Plummer (Chairman of Rockspring) on the open-ended Rockspring PanEuropean Property LLP. In 2008, he became an Associate Partner and was made Partner in 2010.

Before joining Rockspring, Flavio worked at Doughty Hanson in their real estate private equity group in London and Milan, and at Archon Group (Goldman Sachs Group) in Milan.

Flavio received a B.S. from Bocconi University and an M.S.c in corporate finance from Bocconi Business School.

Jo De Clercq

Partner - Transactions (Benelux)

14 years at Rockspring

Jo De Clercq oversees and directs the asset/property management of investments owned by Rockspring clients in Benelux and France. His responsibilities include sourcing new investment opportunities, heading up the transaction team and managing the Brussels and Amsterdam offices.

His previous roles have included asset managing a large retail warehouse portfolio owned by the PanEuropean Property Unit Trust (managed by Pricoa Property Investment Managers 'PPIM') in Belgium. Before joining Rockspring, Jo led the suburban office agency team at Jones Lang LaSalle in Brussels and worked for a large Belgian private investor in a role that included three years in the United States.

Jo holds a degree in Real Estate and is a member of the Belgian Institute of Real Estate Professionals, ULI and the Belgian Branch of the International Council of Shopping Centres. He is fluent in Dutch, English and French.

Kathryn Dixon

Partner - Marketing, Sales and Client Services

8 years at Rockspring

Kathryn is a Rockspring Partner with global responsibility for Marketing, Sales and Client Services. In this role she is responsible for identifying a diverse base of international capital sources, understanding their strategic portfolio requirements and presenting them with suitable Rockspring investment opportunities. She is also responsible for overseeing a dedicated Client Services regime which ensures that all Rockspring investors receive the information, communication and support they require post-investment.

Kathryn started her real estate career with Cushman & Wakefield in New York City in 1995. In 1999 she transferred to Cushman & Wakefield Healey & Baker in London where she was responsible for the management of transatlantic client relationships following the merger of the American firm of Cushman & Wakefield and the European firm of Healey & Baker. Later, she was given responsibility for marketing Cushman & Wakefield Healey & Baker's Investment and Fund Management Services.

Kathryn graduated from the University of the Pacific, School of International Studies in California, with a degree in International Business and Spanish. She later obtained her real estate license from New York University.

Hugh Elrington

Partner - Transactions (UK)

3 years at Rockspring

Hugh is responsible for the company's transactional activities in the UK on behalf of all retained funds. This covers deal origination, the closing of investment acquisitions and the timely and profitable disposal of held investments.

Hugh joined Rockspring from Pensus Funds Management, where he was Managing Partner. Prior to this, he spent 11 years at CB Richard Ellis where he was a Senior Director. Hugh's experience includes leading investment and development transactions, sourcing debt, fund management, equity raising and structuring of transactions. He has experience across all the main property sectors in both the UK and continental Europe.

Hugh graduated from Southampton Polytechnic in 1990 and is a member of the Royal Institution of Chartered Surveyors (MRICS).

Paul Hampton

Partner - Fund Management

14 years at Rockspring

Paul has been a Partner within Rockspring since 2006 and is responsible for fund management with a particular focus on the European Funds.

Having qualified as a Chartered Surveyor in 1995, Paul joined Rockspring (then PRICOA) to work within the UK fund management team, focusing on deal identification, post acquisition management and fund operation work. Since 2000, he has focused primarily on Continental European fund and asset management strategies, and more recently, he was instrumental in the creation and launch of Rockspring's German Retail Box Fund, LP. 

Prior to Rockspring, Paul worked at Hillier Parker and on secondment at Royal SunAlliance.

Frances Harnetty

Partner - Fund Accounting and Administration

23 years at Rockspring

Through her management of the finance team, Frances monitors all aspects of fund accounting and administration. This includes the continual review of the team's practices and procedures. Frances is also involved in implementing corporate, financial, tax and debt structures for all client funds, asset acquisitions and disposals.

In 1989, Frances joined INVESCO MIM where her responsibilities included the financial control and tax planning of the Hanover Property Unit Trust. In 1991, she became a full time member of MIM Property Services Limited (MIMPS). When MIMPS was acquired in 1993 and changed its name to PRICOA Property Investment Management Limited (PPIM), Frances took on responsibility for the fund structuring, debt financing and tax planning of all UK client funds.

Her role has evolved over the years to include European client funds, from incorporation to operation and liquidation. She has been involved in structuring numerous joint ventures as well as conversion of existing funds to new domiciles, and works closely with the Rockspring transaction team on all acquisitions and disposals.

Stuart Reid

Partner - Transactions (Germany)

11 years at Rockspring

Formerly European Director, Germany, Stuart became a Rockspring Partner in April 2007. He joined the company in 2001 as Head of the Project Group and opened our Berlin office later that year and has been instrumental in setting up the Rockspring German Retail Box Fund and expanding the German and Swiss AUM to in excess of Euro 1 billion. He is responsible for all transactions and asset management throughout Germany, Switzerland and Austria.

After graduating from Cambridge University in 1984, Stuart joined Debenham Tewson and Chinnocks. After qualifying as a Chartered Surveyor in 1986 he moved to Weatherall Green and Smith, working in London and then as their sole representative in Tokyo from 1988-1990. In 1991, he established their Berlin office and was made a Partner in 1994. In 1996, Stuart moved to THI as Managing Director and was active in a number of key developments across Europe.

Neal Shegog

Partner - Fund Management

18 years at Rockspring

Neal, a Partner at Rockspring, is Fund Director for four UK funds:

  • Rockspring Hanover Property Unit Trust, a large, long established, actively managed, open-ended, commingled fund with assets throughout the UK.
  • Rockspring UK Value Fund, a new closed-end recovery fund, focused on the UK, which he was instrumental in launching,
  • Retail Plus Property Trust, an open-ended Jersey Unit Trust specialising in high street related retail property, and
  • Cheshire County Council Pension Fund's discretionary property investment portfolio

Neal is also in charge of asset management across the business.

Prior to joining Rockspring, Neal worked at Weatherall Green and Smith and British Rail in the investment and asset management departments respectively. He graduated with a degree in Property Valuation and Finance from City University Business School in 1986 and is a Member of the Royal Institution of Chartered Surveyors.
